Why do we deserve your business?

We have all the key components in place to effectively manage your property. From our staff, experience and proven track record, to our technology, maintenance vendors and work ethic, we have developed and built a management firm that out performs the competition. There is plenty of management companies, but we insist on being better.

We didn't recently start doing property management. Many real estate firms who recently entered into property management did so to supplement their income during the recent decline in housing sales. We believe many will exit the business when housing sales improve.

We have been here doing what we do best, since 1985. We have property owners who have been with us for 10, 15, 20 or more years. We aren't in and out with market changes, we want to build an ongoing, lasting relationship.

Integrity
It's with integrity we perform our task. We look after and maintain your investment, and treat all tenants fairly. Without hidden costs and fees, we are up front what our services entail and we believe at a very fair market price.

Property Analysis
We perform an honest in depth analysis of your rental property by evaluating several key factors that directly relate to a successful rental experience:
  • Location - We know the market, because we manage in many cities across the Phoenix metropolitan area.
  • Size (Square feet, number of bedrooms and baths)
  • Amenities - (Pool, Fireplace, etc.)
  • Condition - We will honestly tell you if maintenance or updating is needed to most effectively market your property. Maybe a little updating on the landscaping will promote a better curb appeal, or some paint inside will make your property more attractive to prospective tenants.
  • Rent Comparison with other properties in the area. We will suggest a monthly rent that will make yours comparable to the others in the area.
Marketing
It's not as simple these days to just put a 'For Rent' sign in the yard and place a newspaper ad. We promote your property by:
  • Multiple Listing Service (MLS)
  • Newspaper ads
  • Our web site
  • Signs (Where applicable, some HOA's restrict or prohibit signage)
  • Cooperative working relationships with other Real Estate firms
  • Rental listing sites on the internet
Tenant Screening
We do everything possible to find you a quality tenant by performing credit screening, employment verification, criminal background checks. We also check previous rental history for any prior evictions. We maintain strict income to debt ratio qualifications to insure a tenant can afford to live in your home.

Leasing Process
With experience comes the ability to make sure all bases are covered when it comes to signing the lease. We have additional lease addendums that cover items left out of standard leases. We also make sure all federally required disclosures are made with the tenant, in addition to providing the tenant access to the Arizona Landlord Tenant Act, Federal Lead Paint Disclosures among other items at lease signing that insure your property is being leased in accordance with local, state and federal laws.

Maintenance
Over the years we have developed a network of professional, third party maintenance personnel to maintain your property. The tenant can call our office to report a maintenance issue, or do so on our website.

Accounting
We have a designated accounting office with dedicated personnel to process and maintain all aspects of accounting for your investment.
  • 24/7 Access to your accounts online, where you can view your account ledger, invoices, statements, year end statements, leases and other documents.
  • We offer direct deposit. Your funds are direct deposited to your account. Saving you time with your banking, and your statement is delivered promptly via email. Completely paperless.
  • Yearend Statements, categorizing all your income and expenses, making it easier for your tax professional.
  • We can pay HOA fees, property taxes, mortgages, utility bills. Whatever makes it easiest for you.
  • We process all late payment notices, evictions, and legal notices.
  • Online Payments - making it easy for tenants to make their payments on time, or they can schedule payments in advance.
Technology
We aren't your normal management company. We built our in-house information system over the years with features that far surpass any off the shelf product. Today's business model requires we be current with the latest trends and technology to better serve our property owners and tenants alike:
